No one likes surprises, especially in real estate. The great thing is there are plenty of free websites with a plethora of information available to help out buyers. What we have done here is pick out 3 FREE Websites buyers should know. The following are for Brisbane City Council, but many other Shires often have a similar service available.

1. Flood Awareness Map
With this site, you input the address you are enquiring about, and it will show where it sits in comparison to overland flow but also the likelihood of flooding via rivers, creeks and storm tide. The latter depicts a high likelihood (5% annual chance), medium likelihood (1% annual chance) through to very low likelihood (0.05% chance).
This is important not just to make sure you don’t get flooded out every heavy rainfall (which you do not want), but also if you wish to build or improve the land as it may have a bearing on what you can do and how. There is also insurance, where Underwriters may look at this information in deciding premiums as well as what they will or won’t cover.
2. Overlays
This website is a great source of information, especially if you are looking to build, develop or renovate. Insert the property address and explore the myriads of overlays that may affect the property. Great for seeing if your prospective home has a character overlay. You can also view pre 1946 aerials, another resource when considering character homes and what can and can’t be done. Well worth taking the time to explore and get to know what information it holds – there is a heap!
3. Dial Before You Dig
This is really important if you want to know what’s under the ground. This site will show you water, stormwater, sewerage and even telephone cabling. Thinking of buying that home with a big rear yard to build a pool – check this site first. You don’t want to find there is a sewer pipe smack under where you planned your aquatic oasis.
As you can see, there is plenty of excellent FREE information available to help with your research and guide you into making sure you know what you are looking at before you sign that offer. Of course, if you are unsure or cannot find what you want, always refer back to your legal professional.
